An integrated transaction that includes payment of early departure fee for two businesses, as well as their relocation to alternative prime location in front of the Zahav Shopping Mall on Sakharov Street, UMi Building, Rishon LeZion.
A complex and combined transaction conducted for 10 months. Twenty Six Fashion, owned by Sharon Erez and Yaron, wanted this location but the property contained an Italian furniture store that didn’t plan to leave. At first, we conducted dozens of meetings with him, until he agreed, provided that I should find an alternative location for him in the building, and that’s what we have done. After putting effort into research, we detected a business, which occupied a similar property in the passage area and was willing to leave in exchange for payment and provision of a new location in Brown Center on Ayalon, Beit Fishman. This is the process of making the transaction possible – the furniture store left the property after the property owner agreed immediately upon signing a contract and transferring the business into possession of Twenty Six. We were asked by the owners of Twenty Six to manage the store establishment project, including coordinating between all professionals involved and managing the relationships with the authorities, such as the municipality of Rishon LeZion, fire extinguishing department, police and business registration office. The transaction, as described, shows the ability to organize and coordinate between property managers, as well as new and former tenants. Conducting long negotiations that include various forms of demands, requests and expectations of all parties, creativity, determination and devotion for the benefit of the customer, while supporting the processes from the stage of detecting a property until the grandiose opening.
